The former Bridgestone tire plant in La Vergne is beginning a new chapter after developers purchased the property for $90.7 million.

Hamilton Development and Clarion Partners acquired the roughly 135-acre site and announced plans to transform it into a modern industrial park.

The proposal calls for approximately 1.5 million square feet of space distributed among ten buildings.

For residents who remember the facility as a major manufacturing landmark, the project signals a substantial shift in how this land will be used.

Rather than reopening the tire plant, the new owners plan to replace the former manufacturing complex with facilities suited to contemporary industrial tenants.

The location near Interstate 24 gives the property access to the wider Nashville region and major freight corridors.

Plans also include a retail component, though the industrial buildings are the centerpiece of the redevelopment.

Demolition work has begun, with initial construction expected to proceed in phases.

The first phase includes six buildings totaling more than 760,000 square feet, with delivery targeted for the second quarter of 2028.

That timetable means the transformation will unfold over several years, not overnight.

For nearby neighborhoods and businesses, the practical questions include construction activity, traffic patterns and the kinds of employers that may eventually move in.

The investment could create opportunities for future tenants, but no specific job total should be assumed before businesses commit to space.

The redevelopment also illustrates a larger economic trend across Middle Tennessee as older industrial properties find new uses.

Those projects can change a community's commercial landscape while preserving its role as a regional employment center.

Still, the eventual mix of tenants and the exact impact on local roads remain important details to monitor.

For La Vergne, the significance is both financial and symbolic: a prominent manufacturing site is being prepared for a different industrial future.

Residents can expect more information as the buildings progress toward delivery and the developers announce leasing activity.

615 Daily will continue tracking the plans and their effect on Rutherford County.
